+39 055 2654579A contemporary barn with a private view of Volterra. Essential spaces, an infinity pool, and a hectare of tranquility. A retreat that feels like a private suite immersed in the Tuscan countryside.
There's a spot, between Montaione and Castelfalfi, where the landscape seems to unfold for a better view. The hills open up, the light becomes clearer, and Volterra appears with a precision that never fails to astonish. This is where "Vista Privata" stands: a contemporary barn with a private view, transformed into a simple yet refined residence.
This house is not a traditional farmhouse, not a villa in the classic sense, not a restored rustic house like so many others. It is something else entirely: a building that draws on rural Tuscan heritage, yet reinterprets it with clear dimensions, authentic materials, and a precise sense of silence.
The retail space is approximately 293 square meters, while the indoor space is approximately 236 square meters, set on approximately 1.05 hectares of private land . These are impressive numbers, but it's how they're experienced that really makes the difference.
If outside it is the view that guides the narration, inside it is the measure that gives it structure.
The ground floor presents itself as a single space : open, flowing, traversed by side openings and the large window framing Volterra. It's a space that doesn't need to be defined to function: the living room, kitchen, and dining room coexist without rigidity, while still leaving the possibility—but never the obligation—of creating a bedroom on this level. The suspended fireplace marks a point of balance, the kitchen with its integrated pantry creates order without being overt, and the dining room opens onto two sides: the hillside and the furnished terrace, which on sunny days becomes a natural extension of the home.
Then you go up, and everything changes. The upper floor is a single, lofty space, a truly private world: exposed beams, a glass slit that divides the horizon into two exact halves, the bed near the fireplace, the dressing area that follows the geometry of the roof, the bathroom as a natural continuation of the space. The double sauna, entirely made of glass , connects the room to the outdoor terrace, transforming this level into a sort of suite suspended between home and landscape.
It could have been divided, the rooms multiplied, the views closed. Another approach was chosen : to make this floor a private world, for a single person, a couple, or a family who needs their own space. Not just a few rooms: a whole place to live in.
"Silent Luxury"
It won us over for something that cannot be translated into square meters or technical features.
For the silence that is not emptiness, but presence.
For the view that does not impose itself: it arrives on its own, precise, clean.
Because of the way this house leaves space — and in that space everyone finds their own measure.
“Private View” is a rare form of luxury: the freedom to look into the distance without being seen.
Even outside, the house maintains the same coherence. The infinity pool extends the horizon without interrupting it. The garden remains simple, clean, and never artificial. The fire pit creates a resting place on cooler evenings, while the various openings allow the outdoors to be experienced as a sequence of different moments. The land—just over a hectare—envelops the house without ever overwhelming it. It's not a park, nor a formal garden: it's a soft edge that lets the earth speak for itself. The continuity of the landscape is the true design.
The location is one of the most surprising aspects. Secluded enough, easily accessible , immersed in a part of Tuscany that still retains its authenticity and slow pace. Iano is a stone's throw away, Castelfalfi is opposite, Montaione a little further. And then Volterra, San Gimignano, Certaldo: places we know by reputation, but from here they take on a different presence, more real, closer. The big cities—Florence, Pisa, Siena—remain at the perfect distance : close enough for a day out, far enough away to leave the noise behind.
It's a location that works for living, not just for getting there: a fixed point in the middle of a Tuscany that never forces its hand.
